Etzel 11, Ashdod
Urban Renewal Project
The project proposes an urban renewal scheme for a new residential building at 11 Etzel Street in Ashdod.
Prepared as a statutory planning plan under the Shaked urban renewal framework, the project introduces intensified residential development alongside public functions within an existing urban street.
The proposal includes approximately 120 new housing units within a 21-storey residential building.
In addition to the residential program, the project allocates a public building of approximately 300 square meters, integrated into the lower levels of the development.
The design focuses on scale, vertical organization, and the relationship between the tall building and the surrounding urban fabric.
Special attention was given to the interface between public use and residential functions, ensuring clarity, accessibility, and continuity at street level.
The project seeks to contribute to urban renewal along Etzel Street while balancing density, public benefit, and integration within the existing city structure.
